The apartment was filthy when I moved in. Tile grout lines were almost black from dirt took me hours to scrub out. It was almost like you were being done a favor to get a lease. The floors were supposed to be poured concrete..ha ha sound proof. Driving through the parking lot was like going through pot hell. If you asked to get a repair it was like getting grilled from the headmistress why is there a problem. You must have done something. Insolent incompetent management.

I cannot believe all the negative stuff the other reviews are saying! IT IS NOT true! This place is WONDERFUL! The staff is great and all work orders I have had have been done promptly. The manager lady in the office is the best! So helpful, kind and Christian. Listened to my problems for a long time. The bad reviews from others must be because they are not upholding the policies and are just mad. I love the strict policies here and how much they care for the place. You should see all the outside work going on here on the grounds and buildings. A big thank-you to this great place

The bad reviews of this place are BS. Why would you live somewhere that sucked for 7 years?? Maintenance had been improving the outside of each building, one at a time - painting, cleaning, replacing things that get worn out by the weather. Carpets don't expire and I've seen professional carpet cleaners around the complex, usually just before I see a moving truck being unloaded. Anything inside your apartment is your responsibility, and it states that pretty plainly in your lease - pest control, carpet cleaning, filter changes, etc. They do have outdoor pest control. If your carpet is that bad and you have mold problems, it's because you're nasty. They do come around and check the sprinkler systems as part of the inspection every 3 months. They also send out a notice at the beginning of each year that states the exact date and time window of each inspection that will occur the rest of the year, and then send out another notice a couple days before the inspection. The lease does state that the rent will increase, but it's only a $10-15 increase each year. It's still $150-200 cheaper than comparable apartments in the area. Water is included in the rent, and I know from previous rentals that water rates go up each year, so I assume the extra charge covers that. The pool is pretty awesome. They put up a notice that tells exactly when it will open and close each year. It is tiled, has 2 levels and little waterfall, and nicer than most upscale apartments I've seen around here. They are a little strict, but mostly with what goes on outdoors. The rules aren't crazy though. If you don't like rules, you can always move to the "courts". Recently got a new manager, but the old one was cool. Never had any issues, probably because I'm not nasty and I pay my rent on time. The people who complain about the rules are the ones that are always looking for a way around them. There is a charge for overnight guests, but only if they stay for a week, not a night as the other reviewer stated and it's not $25/night. It's in the lease and they explain it all to you before you sign. You can refuse to sign and just move somewhere else if you disagree.

The negatives about this place are - if you live close to the entrance, then you get to here the cars racing on the speedway some weekends. Also, no EPB fiber, so we're stuck with Comcrap. There's a big pond in the middle, so if you live close to that, you'll probably have to deal with mosquitoes in the warm season. The parking lot has a lot of bumps and ruts, so it's not fun to drive across, and if you have a car that sits low to the ground, you have to be able where you drive or you'll constantly scrape the bottom on the bumps. After you drive in and out a couple times, you figure out where the smoother areas are, and you can tell who has lived in the apartments for a while by the way they weave around the rough patches.

All of this to say is if you want a run down, no-amenity, questionable place to live next to a very loud speedway this is your place.... if not, pay a bit more and live in peace.

If you are a scumbag, loud, cannot pay your rent on time, you will not last here long, this place is not for bottom feeders. This is a place for responsible People seeking a comfortable place to live at a good price.

Do not listen to this garbage on here... They are all trolls, never had an issue with Park Ridge period. The Manager saved me from a raving psycho former landlord alcoholic. The People living here are kind... Just had the area outside my room repainted. Had one air issue, air man arrived promptly from their service EVEN when he was unavailable for a minor burnt wire issue I was allowed to pay for emergency service on a SUNDAY and was reimbursed for the 90 Dollar cost. Now no Apartment would allow 1000s for a Sunday air issue but fairness is a strong policy here. I cannot hear through the walls which is rare as Apartments go, it is always quiet...

We have lived in these apartments for almost 7 years, in the 7 years we've been here VERY little has changed for the good. - The place is very much falling apart and it is only getting worse. We have been living with expired carpet for several years now, and even offered to contribute some money if they would replace them with laminate floors.... The management wouldn't even consider it, even though we have seen other apartments with them. At the beginning we got regular bug spraying, however it's been years since we've gotten any of that... and as a result have seen massive cock roaches, and other huge bugs crawling in our apartment on the floor, on the wall, and even on the ceilings..... We had a very sweet older lady who lived below us for many years at the beginning and she was forced out of here and forced to move due to mold issues, so I wouldn't be surprised if we are also being forced to deal with them as well. They are excessively concerned over their sprinkler systems, and will barge into your unit with NO notice and at really bad hours to "reset" the sprinkler systems.... this is turning into a weekly occurrence, At the beginning we were given proper notice that someone would be entering our unit, but the last two years we've been given none except our door flying open and a different man barging in each time.... It has made us feel extremely ill at ease and that our privacy doesn't mean anything to them at all. They also stated when we signed the lease that our rent would not go up, well 7 years later I can tell you that was a complete lie.... we are paying more than $250 more per month at least than when we began, and absolutely nothing has been done in our unit or the grounds to merit any increase whatsoever.... if anything we've lost amenities, the pool has been in serious disrepair for years now and they even filled in the hot tub a few years ago; The tennis court and other so-called amenities are not in good repair or even use-able. They claim to be a stricter property, but I can promise you you are not getting anything "nicer" here with that. Also don't expect your air conditioning to work all summer long, the past 4 years we have had ours stop working, and it's taken weeks to get it working again. The manager is exceptionally nosy and out-dated. Also don't expect to have overnight guests, they will try to charge you $25 a night for them, they claim is it for the water they will use.
