These are "because we can" fees much like "dealer prep" fees that rip you off at car dealers.
Please don't rent a home through this service without checking that everything that was promised is completed before you take possession.
I went through Michael with the Lawrence Team to rent a home they had listed. We were told the house would be professionally cleaned before we got the keys. We were unable to do a walk through on the Friday we took possession, as Michael was busy, so he left the keys in the plug box outside. When we first went in, we were appalled at the state the house was left in. Every vertical and horizontal surface was filthy, to the point of being unsanitary. Our movers were scheduled To move us in that weekend, and we didn't have an option to wait until the following week for it to be cleaned by a real professional. I was told by Michael that they "basically fired" the house keeper who was supposed to clean, but he then sent the same lady back out the next week to "clean" the carpets. She showed up with a spray bottle and vacuum cleaner. The carpets were so bad, I couldn't walk barefoot and you could see the furniture outlines in the dirt. I contacted the owner but she said the cleaning was "perfect for me". I spent 4 days cleaning one room at a time and slowly unpacking. It was horrendous but I had no other option and nowhere else to go on short notice. I received no support from the Lawrence team or Berkshire Hathaway in regards to reimbursement for my time or distress. Michael refunded the owners the $80 cleaning fee.
Be very cautious here-They have begun charging you,the seller a $500 fee to take pictures of your house.They also have a couple of other assorted fees that they're trying to tack on to take advantage of the improving housing market.This has the effect of raising the commission rate above the 6% that you think that you're agreeing to.
